API Terms (Rules Data API addendum)
Effective date: October 25, 2026 · Last updated: October 25, 2026
These API Terms add to the LeaseHelper Terms of Service (the "Terms") and apply when you request an API key, call the API or display data obtained from it. Where they conflict with the Terms on a matter of API use, these API Terms control. Everything else in the Terms applies to the API as part of the Service, including governing law (section 11) and dispute resolution (section 12). "We", "us" and "our" mean Simcha Fuchs, operating LeaseHelper as a sole proprietorship.
1. Keys and accounts
- Keep your API key secret. You are responsible for all calls made with it. If it leaks, tell us at info@leaseagreementgenerator.com and we will revoke it and issue a new one.
- We store only a hash of your key and cannot recover a lost key. We replace it.
- Do not create several free keys to get around a limit. We may revoke keys used that way.
- The email you give us is used to contact you about your key (service changes, quota, security) under our Privacy Policy.
2. Plans, limits and payment
- Monthly call quotas and per-minute rate limits are listed on /api and returned in every response header. Each successful data request counts as one call. Quotas reset at the start of each UTC calendar month and do not roll over.
- Paid plans are monthly subscriptions billed in advance through Stripe. You may cancel at any time; the plan runs to the end of the period already paid and the key then continues at free-tier limits. Monthly API subscription fees are not refundable for a partly used period, except where the law requires otherwise or where our system fails to deliver the service, as set out under “Full refund if delivery fails” in our Refund Policy. The Refund Policy’s 30-day money-back guarantee covers LeaseHelper’s one-time document purchases, not API subscriptions.
- We may change plan prices or limits with at least 30 days' notice by email for existing paid subscribers. Free-tier limits may change at any time.
3. Your license to the data
The tables, figures and compilations in the API are researched, verified and compiled by us and are part of our intellectual property (see "Our data" in the Terms). Subject to these API Terms and your plan, we grant you a non-exclusive, non-transferable, revocable license to use the data as follows:
- Free: any lawful use. Wherever API data is shown to anyone, credit it as "Data: LeaseHelper" with a link to https://leaseagreementgenerator.com. No redistribution of the dataset.
- Starter: use inside your own products and internal tools, and show the data to your users with the same attribution. No redistribution of the dataset.
- Pro: all Starter rights, plus commercial redistribution in-app: you may show the data to your end users inside your product, and attribution becomes optional.
On every plan you may not: resell, sublicense or publish the dataset as a standalone dataset or bulk download, or offer it through another API; cache more than you need to serve your own users, or keep a cached copy after your access ends, beyond 30 days; use the data to train or fine-tune a machine-learning model that is offered to third parties; remove or alter a record's citation, verification date or disclaimer when you show the record as a statement of law; or present the data as legal advice, or as reviewed or approved by a lawyer.
AI agents and assistants that use the API to answer a user's question may quote individual records in that answer under any plan, with the attribution the plan requires.
4. Acceptable use
- Do not try to get around authentication, rate limits or quotas, or probe or disrupt the API.
- Do not use the API to harass, defraud or harm anyone, including to give tenants or landlords information you know to be wrong.
- We may suspend or revoke a key, without notice, that breaks these API Terms or puts the Service at risk.
5. Disclaimer of warranties
THE API AND ALL DATA IT RETURNS ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT ANY WARRANTY OF ANY KIND, EXPRESS OR IMPLIED. WE EXPLICITLY DISCLAIM ALL WARRANTIES INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, NON-INFRINGEMENT, ACCURACY, COMPLETENESS, CURRENCY AND LEGAL COMPLIANCE.
WITHOUT LIMITING THE FOREGOING, WE DO NOT WARRANT THAT: (A) ANY RECORD STATES THE LAW CURRENTLY IN FORCE IN ANY JURISDICTION OR LOCALITY; (B) ANY RECORD IS COMPLETE OR REFLECTS EVERY EXCEPTION, COURT DECISION OR LOCAL RULE; (C) THE API WILL BE UNINTERRUPTED, ERROR-FREE OR AVAILABLE AT ANY PARTICULAR TIME; OR (D) ANY PRODUCT YOU BUILD ON THE API WILL COMPLY WITH ANY LAW.
6. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW:
- Our aggregate liability arising out of or relating to the API, whether in contract, tort, warranty or any other legal theory, shall not exceed the total amount you paid to us for the API in the twelve (12) months immediately preceding the event giving rise to the claim, or one hundred U.S. dollars (US$100), whichever is greater.
- We shall not be liable for any indirect, incidental, special, consequential, exemplary or punitive damages, including but not limited to lost profits, lost revenue, lost data, business interruption, regulatory fines, litigation costs, court sanctions, claims by your users or customers, or damages resulting from reliance on any data returned by the API, even if we have been advised of the possibility of such damages.
- You acknowledge that the fees charged reflect this allocation of risk and that the API would not be offered at these prices without these limits.
Some jurisdictions do not allow the exclusion of certain warranties or limitation of certain damages; in those jurisdictions, our liability is limited to the maximum extent permitted by law.
7. Indemnification
In addition to section 9 of the Terms, you agree to defend, indemnify and hold harmless Simcha Fuchs and LeaseHelper from and against any claims, damages, liabilities, costs and expenses (including reasonable attorneys' fees) arising out of or relating to your product or service, its users' reliance on data you obtained from the API, or your breach of these API Terms.
8. Changes and termination
We may change, version or retire API endpoints. We will keep a published version (for example /api/v1) running for at least 90 days after announcing its retirement to paid subscribers by email, except where a change is needed for security or legal reasons. We may update these API Terms under section 13 of the Terms. You may stop using the API at any time. On termination your license under section 3 ends, and you must stop displaying cached data within 30 days.
